Many architects lose interest in the project when contractors, subcontractors, permits, inspections, change orders and all the details of the construction process enter the picture. Not GREW DESIGN. Which is why we provide flexible capabilities for our clients in order to minimize the confusion, cost overruns, and cross-complaints that can plague this crucial phase of the project.
Administration of the Construction Contract
For clients who want to use the traditional design-bid-build method of delivery and use a general contractor, GREW DESIGN can provide the administrative services to monitor the GC’s compliance with the design and construction documents. This is usually compensated as portion of the overall architect services agreement.
Construction Management
When clients have a need for fast-tracking or more direct control over cost distribution and work quality of individual trades, GREW DESIGN can act as the agent of the owner in providing construction management services, overseeing the individual prime contractors of the various trades, prepare and monitor the construction schedule, provide cost accounting, and monitor quality. CM services are usually compensated as a lump sum or percentage of construction cost and included in the overall architect services agreement or as an amendment.
General Contracting
On particular building projects and upon a client’s specific request, GREW CONSTRUCTION, LLC can act as the general contractor once the building design is completed. As may be appropriate, we can work with contracts that are lump sum, cost plus, or time and materials. The critical issue for clients to contemplate is that, when working as the GC, GREW CONSTRUCTION has a financial interest in the project and is no longer the independent consultant of the owner. We appreciate the trust and confidence our clients have in us when they ask us to be their construction contractor.
Design-Build
This method of project delivery is becoming more popular. GREW DESIGN, INC. and/or GREW CONSTRUCTION, LLC can provide DB services as either the prime builder or as the designer for the builder who has the prime contract with the owner.
