Special projects are those that don’t lend themselves to easy
categorization within the markets that we normally operate in. These projects can be just as important to our clients and
can be just as challenging or rewarding to us, sometimes more so. Although we cannot list all of the different special
projects we have worked on, we hope the sampling on this page tells you that we can tackle just about any assignment or
commission a client would offer us.

CONDOMINIUM CONVERSION
Sheldon Terrace Apartments
New Haven, CT
Although no architectural design was part of this project, we were commissioned to lead a team
in assisting a developer to convert three apartment buildings into condominiums. We prepared as-built
plans, inspected the buildings and, with our consultants, prepared the engineering reports required by
State Statutes for the proper filing and declaration of a condo conversion.
DUE DILIGENCE
Various sites and clients
Over the years we have provided services for real estate developers and corporations considering
the purchase or refinancing of various properties. Our services have included building inspections,
as-built plans, researching the permit and code compliance status of buildings, and advising on projected
facility improvements and costs. Clients for whom we have provided these services include Storage USA,
Redbrick Partners, and Stratford Development Corp. You would be surprised what significant issues we have
discovered that were missed by attorneys, property inspectors, building inspectors, and real estate agents.
