Unbuilt - But Not Forgotten

An architect's curse - the unbuilt project. Projects get axed or put on hold for lack of financing, downturns in the economic climate or other sundry reasons. The problem is that sometimes these projects are among our favorites and it hurts not to see them get built and have people living or working in them. This page will give us the opportunity to showcase some of favorite unbuilts. It is a small consolation that someone will get to see them!

CHURCHILL COMMONS
Reservoir Avenue, Trumbull, CT
Architect: Milton Gregory Grew,AIA / Grew & Codespoti Design, P.C.
Client: C.D.A. Associates, LLC
Description: 84 flats ranging from studios to 3 BR. Ground floor parking level with 3 stories residential above.
Status: Project was submitted for zoning approval and rejected. This is a design we worked very hard on and are very proud of the result.

DITCHKUS REAL ESTATE BUILDING
Naugatuck Avenue, Milford, CT
Architect: Milton Gregory Grew, Codespoti Design Group, Inc.
This was a schematic proposal to replace the company's existing offices in a house and adjacent bowling lanes with this 2-story brick veneer building. Local planning & zoning issues made the feasibility of this idea difficult.

OFFICE BUILDING, 5892-5900 Main St., Trumbull, CT
Architect: Milton Gregory Grew, AIA / Grew & Codespoti Design, P.C.
Client: Arganese Properties, LLC
Description: 2-story office building sharing intersection with Town Hall.
Status: Approved by zoning commission. Decision has been appealed and is under litigation.

MARSH HILL CORPORATE CENTER
136 Marsh Hill Rd., Orange, CT
Designer: Milton Gregory Grew, AIA / Codespoti Design Group, P.C.
We got all the way through construction documents on this 150,000 s.f., 4-story spec office building. The project became a victim of the late 1980's downturn when the developer could not lease enough space to make it viable. The site is now a chain hotel and multi-plex cinema.

Marsh Hill Corporate Center

J.M. RICCI'S CAPITOL THEATER
Grove St., Meriden, CT
While Greg Grew worked at Codespoti Design Group in downtown Meriden, he became a director of Capitol Theater for the Performing Arts, Inc., a nonprofit organization attempting to preserve this theater as part of the downtown revitalization. Sadly it was torn down to make way for parking in an ill-conceived revitalization that has never materialized.

CUSTOM HOME
Woodbury, CT
Description: 2,400 SF, 3 BRs, 2 1/2 Baths, one-story.
Status: Client did not build because bids could not bring costs lower than $130/SF. Reasonable price considering all space is on ground floor and roof lines

Once in a great while, a dead or suspended project will come back to life. Hopefully these projects will be built somewhere, someday.
